More choice is opening up in Primary market

By Ellie George
Real estate, Primary market

The one fact that changes what you should do right now: the Real Estate Data Aggregator counted 1,193 homes for sale across Primary market in the three months ending August 31, 2026. At the same time, 1,241 new listings came on. More supply means buyers can take their time. Sellers who price right from day one will move faster than those who test the market.

The National Association of Realtors reported U.S. inventory reached 1.60 million homes in September 2026. That is the most supply nationally in years. Primary market is feeling the same shift. More listings mean more competition for sellers.

How each ZIP code is reading right now

Not every ZIP code is the same. Some are moving fast. Others are sitting longer. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.

Speed: how fast are homes going under contract?

Speed varies a lot by ZIP. The Real Estate Data Aggregator found that in 97535, 47.1% of homes went under contract within two weeks of listing. In 97539, that share was 45.5%. In 97527, only 19.3% moved that fast. Pricing and prep matter more when supply is up.

Days on market: patience is being tested in some ZIPs

The Real Estate Data Aggregator recorded a median of 47 days on market in 97537. That is 8 days longer than the same period in 2025. In 97526, the median was 44 days, up 13 days from a year ago. In 97502, homes moved in just 17 days, 7 days faster than last year. Not every ZIP is slow, but the slower ones are getting slower.

Months of supply: where buyers have the most choice

Months of supply tells you how long it would take to sell every home listed, at the current pace. The Real Estate Data Aggregator put 97539 at 7.5 months of supply. That is a buyer's market by most measures. In 97502, supply sat at just 2.5 months, which still favors sellers in that ZIP.

What the national picture adds

Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 15, 2026. That is a real cost for buyers. The National Association of Realtors reported existing-home prices rose 1.3% nationally in September 2026. Prices are not falling across the board, but buyers are more careful when borrowing costs are high.

Realtor.com reported for-sale listings growing nearly 7% year over year nationally for the week ending October 10, 2026. More supply nationally puts more pressure on sellers everywhere, including here in Primary market.

A few ZIPs worth watching closely

In 97504, the Real Estate Data Aggregator counted 254 homes for sale, up 27.6% from a year ago. That is a big jump in one ZIP. The median sale price there dipped to $465,000, down 0.7% from 2025. Homes still sold at 98.5% of list price on average, so pricing close to market value is working.

In 97502, the story is different. The Real Estate Data Aggregator showed homes selling in a median of 17 days. Nearly 1 in 4 homes sold above list price. Supply there fell 16.9% from a year ago. That ZIP is still moving fast.

In 97530, the median sale price rose to $666,500, up 7.6% from 2025. But homes there took a median of 43 days to sell. Only 17.1% went under contract within two weeks. A higher price point means a smaller pool of buyers.

In short
  1. Primary market has more homes for sale than buyers can absorb at the current pace in several ZIP codes.
  2. The Real Estate Data Aggregator counted 1,193 homes for sale and 957 sold in the three months ending August 31, 2026. New listings at 1,241 outnumbered sales.
  3. Sellers who price sharp and present well are still closing.
  4. Those who do not are sitting longer.
