One part of the Primary market is moving much faster than another
Nearly half of all homes listed in ZIP 97535 went under contract within two weeks. That is the number that changes your plan the most, because it shows this market is not one market.
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That pressure is real. Even so, some parts of the Primary market are moving quickly, and some are not.

What is behind the speed gap
ZIP 97535 had only 12 homes for sale, according to the Real Estate Data Aggregator. Fewer choices for buyers means more competition for the homes that do list.
ZIP 97535 also had a median of just 11 days on the market. The Real Estate Data Aggregator shows that is 19 days shorter than the same period a year before. And 38.5% of homes there sold above list price.
ZIP 97530 tells a different story. The Real Estate Data Aggregator counted 43 median days on market there, 3 days longer than a year before. Its sale-to-list ratio was 97.9%, meaning buyers had a little more room.
The wider picture
Nationally, the National Association of Realtors reported 4.9 months of supply, the highest level in over ten years. Existing-home sales fell 2.0% month over month in August 2026, though they are up 1.6% year to date.
Closer to home, the Real Estate Data Aggregator counted 899 homes sold across the Primary market in the three months ending August 31, 2026. That is down just 0.2% from the same period a year before. The market overall is holding steady, even if individual ZIP codes are not.
Freddie Mac also reported the 15-year fixed rate at 6.73% as of October 8, 2026. Rates at these levels mean buyers are watching price carefully. That makes the right price in each ZIP code matter even more.
What this means for sellers and buyers
If you are selling, knowing your ZIP code's pace changes how you price and when you list. A home in 97535 faces different competition than one in 97526, where 25.9% of homes went under contract within two weeks.
If you are buying, do not assume the whole market moves at the same speed. ZIP 97502 had 40.5% of homes go under contract within two weeks. ZIP 97527 was at 19.3%. Those two ZIP codes call for very different offer strategies.
| 97535 (fastest) | 97530 (slowest) | |
|---|---|---|
| Under contract in 2 weeks | 47.1% | 17.1% |
| Median days on market | 11 | 43 |
| Median sale price | $477,500 | $666,500 |
| Sale to list price | 100.4% | 97.9% |
| Months of supply | 2.8 | 4.3 |
- The Primary market sold 899 homes in the three months ending August 31, 2026, nearly the same as a year before.
- But inside that steady total, ZIP 97535 moved at nearly three times the pace of ZIP 97530. With Freddie Mac's 30-year rate at 7.40% as of October 8, 2026, knowing your specific ZIP code is not a detail.
- It is the whole plan.
