Inventory grew in the Primary market, but supply still varies by area
Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 1,169 homes for sale across the Primary market in the three months ending July 31, 2026. That is up 3.5% from a year before. More choices exist. But that market-wide number hides some very different stories by ZIP code.
For context, the National Association of Realtors put the U.S. at 4.9 months of supply, the highest in over ten years. That is the national picture. Your ZIP code may look nothing like it.
Supply by ZIP code: a wide range
The Real Estate Data Aggregator shows months of supply running from 2.1 months in 97502 all the way to 6.1 months in 97539. That gap matters. A seller in 97502 faces a much tighter field than a seller in 97539.
97502 had just 2.1 months of supply, per the Real Estate Data Aggregator. Homes there sold in a median of 18 days. Nearly 4 in 10 sold above list price. That is a tight market.
97539 sat at 6.1 months of supply, the Real Estate Data Aggregator shows. That is above the national figure the National Association of Realtors reported. Pending sales there fell 31.6% from a year before. Buyers in 97539 have more room to consider their options.
Speed: how fast homes went under contract
Speed varied just as much as supply. The Real Estate Data Aggregator found that in 97535, 52.6% of homes went under contract within two weeks of listing. In 97527, that share was 18.6%. Not every home sold fast, and not every area moved slowly.
Prices: some up, some down
Prices did not move in one direction across the Primary market. The Real Estate Data Aggregator shows 97539 up 21.9% year over year, to a median of $476,250. At the same time, 97537 dipped 8%, to $460,000. Small differences in location produced very different results.
For the wider picture: the Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Several ZIP codes here beat that pace. A few fell below it.
Mortgage rates add another layer
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com noted rates surged above 7% for the first time since January 2025, up nearly 40 basis points over four weeks. Higher rates slow some buyers. That can shift supply numbers quickly.
The overall Primary market in one view
Sales were up 6.2% and pending sales rose 4%, per the Real Estate Data Aggregator. Buyers are still buying. The market is moving, just unevenly.
