One part of the Primary market is moving much faster than the rest

Real estate, Primary market

Most of the Primary market is taking its time. Then there is 97535. The Real Estate Data Aggregator counted a median of 11 days on market there in the three months ending August 31, 2026. That is 19 days shorter than the same period a year ago. If your home is in a faster pocket, pricing it right still matters a great deal.

Speed alone does not tell the whole story. The Real Estate Data Aggregator found that 47.1% of homes in 97535 went under contract within two weeks of listing. That share jumped 36 points from a year before. Nearly half of all listings there did not sit long enough to need a price cut.

Sellers in 97535 are also getting above their asking price. The Real Estate Data Aggregator put the average sale-to-list ratio at 100.4% there. That means the typical home sold for a little more than it was listed for. And 38.5% of homes sold above list price, up 27.4 points from a year ago.

How the ZIPs compare on speed

Not every part of the Primary market moves like 97535. The Real Estate Data Aggregator shows a wide range of median days on market across ZIPs in the three months ending August 31, 2026.

ZIP 97537 sits at the other end, at 47 median days. That is 8 days longer than a year ago, per the Real Estate Data Aggregator. ZIP 97526 is close behind at 44 days, also 13 days longer than the year before. The same market, very different rhythms.

Which ZIPs had the most homes going under contract fast

ZIP 97539 also stood out, with 45.5% of homes under contract within two weeks, per the Real Estate Data Aggregator. ZIP 97530 was at the other end at just 17.1%, down 6.6 points from a year ago.

The national picture adds context

Realtor.com reported that homes nationally are spending 1 fewer day on market than a year ago. That is a small shift at the national level. The gap between 97535 and 97537 inside this one market is 36 days. Local differences are far larger than the national trend.

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is a real cost for buyers. It may be part of why some ZIPs are slower. But in the faster pockets, buyers are still moving quickly and paying at or above list.

In 97502, the Real Estate Data Aggregator counted 84 homes sold at a median of $447,000, up 7.7% from a year ago. Inventory there fell 16.9%. Less supply and faster sales often go together.
