Primary market has more choice, but sales are still holding steady

By Ellie George
Real estate, Primary market

The one fact that changes what you should do right now: there are more homes to choose from. The Real Estate Data Aggregator counted 1,098 homes for sale across the Primary market in the three months ending August 31, 2026. That is up 1.3% from the same period in 2025. Nationally, Realtor.com reported for-sale listings growing nearly 7% year over year. More choice for buyers means more competition for sellers.

The good news: buyers did not walk away. The Real Estate Data Aggregator counted 899 homes sold across the Primary market in that same period. That is only down 0.2% from a year before. Pending sales actually ticked up 0.8% to 1,001. Buyers are still active. Sales have not fallen off.

Rates are adding pressure for buyers

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. The 15-year rate sat at 6.71%. Redfin reported the typical homebuyer's monthly payment at $2,777, one of the highest levels on record. That is real pressure on what buyers can afford. It also means a well-priced home stands out more than ever.

Not every ZIP code tells the same story

Some ZIP codes are moving faster than others. The Real Estate Data Aggregator shows 97535 had a median of just 11 days on market. In 97526, the median was 44 days. That is a wide gap inside the same market. Pricing to the right ZIP code matters a lot.

Median days on market by ZIP code, three months ending August 31, 2026
  1. 197535 – Phoenix, OR11 days
  2. 297502 – Central Point, OR17 days
  3. 397540 – Talent, OR20 days
  4. 497503 – White City, OR24 days
  5. 597504 – Medford, OR29 days

Prices dipped a little in most ZIP codes

Most ZIP codes saw prices slip a small amount. The Real Estate Data Aggregator shows 97501 down 3.7% to a median of $385,000. ZIP 97503 dipped 3.4% to $343,000. Not every ZIP fell, though. ZIP 97535 rose 22.4% to $477,500, and 97502 gained 7.7% to $447,000. The market is not moving in one direction everywhere.

Homes priced right are still going under contract fast

The Real Estate Data Aggregator found that in 97535, 47.1% of homes went under contract within two weeks of listing. In 97502, that share was 40.5%. In 97520, it was 39.1%. Well-priced homes are still finding buyers quickly. Not every home sold fast, but the ones priced well did.

Sale-to-list price: sellers are still getting close to asking

Across ZIP codes, homes are selling close to their list price. The Real Estate Data Aggregator shows 97535 averaged 100.4% of list price. ZIP 97502 came in at 99.1%. Even the lower end, 97520 at 97.8% and 97527 at 97.9%, is not far off. Buyers are not forcing big discounts. But overpriced homes are taking longer.

In short
  1. The Primary market added a little more inventory in the three months ending August 31, 2026, but buyers kept showing up.
  2. Sales slipped only 0.2% and pending sales rose 0.8%.
  3. Prices dipped in most ZIP codes but held firm or rose in a few.
  4. Homes priced well are still moving in two weeks or less.
  5. The market is not the same in every ZIP code, and it is not the same on every street.

One more thing worth knowing: the National Association of Realtors reported existing-home sales nationally reached 3.99 million units in September 2026, with prices up 1.3% year over year. The Primary market is moving in step with a national picture that is active but careful.
